Turnover flooring is a scheduling problem disguised as a flooring problem. The work itself is not complicated. What matters is whether it starts when you were told it would start and finishes when you were told it would finish, because everything behind it — the clean, the photos, the listing, the move-in — is stacked on that date.
That is the part we are actually good at. You deal with the owner directly, not a call centre and not a scheduler. He installs and oversees the work himself, so when he gives you a date, it is his own crew he is committing, not a sub he is hoping is free that week. If something changes, you hear it from the person doing the job.
We supply all the materials, so you are not sourcing product, tracking a delivery or storing boxes in a vacant unit. And we handle the removal and haul-away of whatever is coming out, which on a tenant turn is usually the least pleasant part of the job.

Worn carpet is the first thing a buyer photographs badly and the first thing an agent gets asked to discount for. It does not need to be premium — it needs to be new, neutral and done before the photographer arrives.

The Honest Product Answer
Ask the internet what to put in a Florida rental and it will tell you tile first. It is not wrong — tile is close to indestructible and it turns over with a mop. But it is slow to install, expensive to remove, unforgiving if the slab moves, and on a turn schedule the installation time alone often rules it out.
For most turns, luxury vinyl plank is the better trade. It is waterproof, so a tenant leaving a bath running does not mean replacing the floor. It resists scratching from furniture being dragged in and out on move days. It installs in one to two days rather than a week, and it survives multiple tenancies where carpet needs replacing every few years plus odour treatment in between. It also photographs well, which matters when your next step is a listing.
Where carpet still makes sense is bedrooms, and in offices and corridors where carpet tile lets you swap a damaged section instead of redoing the floor. What we will not do is tile. We are installation specialists in plank, hardwood and carpet, and if your specification genuinely calls for tile we are the wrong contractor for that job — we would rather tell you now than bid it and hand it to somebody else.
How A Turn Runs
Step 01
Unit, rough square footage and the date it has to be ready. That is enough to start.
Step 02
Including what is under the existing floor. On a turn, an unknown moisture problem is the thing most likely to blow your date.
Step 03
Removal and haul-away, materials and install as separate lines, with the dates we can commit to.
Step 04
Removal and disposal handled, including the parts of a tenant turn nobody wants to deal with.
Step 05
Owner-supervised, his own crew. Offices and occupied buildings can be scheduled outside business hours.
Step 06
Cleaned and walked before we leave, so the unit is genuinely ready for the clean, the photos or the tenant.

Common Questions
Luxury vinyl plank, in most cases. A typical unit installs in one to two days including removal of the old floor, against roughly a week for tile. It is waterproof, so it survives the kind of tenant water incident that would write off laminate or hardwood, and it holds up through several tenancies where carpet would need replacing plus odour treatment between each one. For a bedroom-only refresh, carpet is quicker and cheaper still. If the unit has to be ready by a fixed date, tell us the date first and we will tell you honestly what fits it.
Yes, and you get the date from the person doing the work. The owner installs and oversees every job, so a committed date is his own crew rather than a subcontractor he is hoping is available. That is the whole reason turnover work suits how this business is set up. If something does change, you hear it directly and early, not on the day.

Usually not. Before a listing, the job of the floor is to stop being a reason to negotiate. Worn carpet photographs badly and invites a discount request; new, neutral, mid-range flooring removes the objection without spending money the sale will not return. We will steer you to the sensible product for a pre-listing refresh rather than the most expensive one.
No. We install plank, hardwood and carpet, including commercial carpet tile. We do not do ceramic or porcelain tile work, and we do not do repair work. If your specification calls for tile, we are not the right contractor for that scope and we will say so at the first conversation rather than bid it and subcontract it out.
Yes — offices, corridors and common areas can be scheduled evenings or weekends so the space stays usable during the day. Say so when you call and it gets built into the schedule.
